A Verification of Employment doesn’t have one universal shelf life; when a Verification of Employment expires depends on the loan or transaction it supports. For a conventional Fannie Mae mortgage, a written VOE is good for four months from the date your employer completed it, with a separate verbal re-check required in the 10 business days before you sign the note. FHA loans require re-verification within 10 days of the note date. VA loans generally want employment documentation within 30 days of closing. Landlords, auto lenders, and personal lenders set their own rules, and most treat anything older than 30 to 60 days as stale.
Conventional Mortgages Under Fannie Mae
Fannie Mae treats a written VOE like any other credit document: it can be no more than four months old on the note date.1Fannie Mae Selling Guide. A VOE dated January 15 becomes unusable for closing around May 15.
The written form isn’t the whole story. Fannie Mae also requires a verbal verification of employment within 10 business days before the note date. If the lender can’t complete that verbal check before closing, it can do so afterward, but it has to be finished before the loan is delivered to Fannie Mae. FHA Loans
FHA follows HUD Handbook 4000.1. Re-verification of employment has to be completed within 10 days before the date of the note, whether the loan was scored through FHA’s automated system or underwritten manually. The re-verification can be verbal or electronic, but if the lender uses electronic data, that data must be current within 30 days of the verification.3U.S. Department of Housing and Urban Development. For initial documentation, FHA wants your most recent pay stub plus a written VOE covering two years, or direct electronic verification covering the same period. So the initial VOE can be a few months old at application, but the lender will re-verify right before closing regardless. Planning around that 10-day window is where most FHA timing headaches come from.
VA Loans
VA-backed loans use a different framework. Where a lender can’t use a third-party service to verify employment and income, the VA allows a combination of bank statements showing direct deposits and pay stubs covering at least one full month of employment, provided those documents fall within 30 days of the closing date. If even that isn’t available, the loan may still be eligible for a VA guarantee as long as the borrower has at least two months of mortgage payments in cash reserves after closing.4Department of Veterans Affairs. Rentals, Auto Loans, and Personal Loans
Outside mortgages, no federal rule sets a VOE’s shelf life. Landlords and personal lenders write their own policies. Most treat a VOE older than 30 to 60 days as outdated, but it varies by the requesting party. A property management company screening hundreds of applicants a month may insist on a VOE dated within 30 days; a smaller landlord might accept something older if your other documentation is strong.
Auto lenders and credit unions sit in the middle. They generally want documentation no more than 30 to 45 days old, though their written policies rarely get published the way mortgage guidelines do. If you’re unsure, ask the specific lender or landlord before spending time on a verification that might arrive already stale.
Changes That Void a VOE Before Its Expiration
A VOE inside its validity window can still become worthless if your employment situation changes. Starting a new job, getting laid off, moving from salary to commission, or shifting from W-2 to independent contractor status all effectively void a previously issued verification. The lender’s final verbal check will catch the change, and at that point you need entirely new documentation.
Fannie Mae flags employment gaps during the most recent 12 months as a concern. With multiple employers, you generally can’t have any gap longer than one month during that period. Longer gaps require careful analysis, and the lender has to document why your current job is likely to continue.5Fannie Mae Selling Guide. Standards for Employment-Related Income A mid-process job change doesn’t automatically kill your loan, but it will slow things down and usually means an offer letter, new pay stubs, and a fresh VOE from the new employer.
Self-Employed Borrowers
The verification clock runs differently for self-employed borrowers. Fannie Mae requires a verbal verification of self-employment income within 120 calendar days of the note date, rather than the 10-business-day window that applies to traditional employment.2Fannie Mae Selling Guide. Verbal Verification of Employment The wider window sounds generous, but self-employed borrowers typically also need at least two years of tax returns, profit-and-loss statements, and sometimes 1099 forms to establish stable income before the loan can move forward.
The 4506-C Runs on Its Own Clock
Your VOE isn’t the only document with an expiration. Lenders typically pull IRS tax transcripts to cross-check your reported income, and IRS Form 4506-C, which authorizes that release, must be received by the IRS within 120 days of your signature date.6Internal Revenue Service. Two expirations running on separate clocks catch borrowers off guard more often than you’d expect.
How to Keep an Expired VOE From Derailing You

If your VOE is nearing its limit, contact your lender first to confirm what they need, then reach out to your employer’s HR or payroll team for a new one. Large employers often use automated third-party services that turn around a verification in a day or two; smaller companies may take a week or longer. Build that lead time in. Waiting until the lender flags the expiration means you’re already behind, and every day of delay risks pushing other documents past their own deadlines.
