An award letter for proof of income is an official document from the agency or plan that pays you — Social Security, the Department of Veterans Affairs, a pension administrator, or a workers’ compensation carrier — confirming your recurring benefit and the exact monthly amount. Lenders, landlords, and other institutions accept it in place of pay stubs because it comes straight from the paying source and shows a steady payment that doesn’t depend on employment.
Why the Letter Counts as Income Proof
The credibility of an award letter comes from its origin. A federal agency, a state benefit program, or a regulated pension plan is confirming, in writing, what you receive each month. That satisfies the same underwriting need a pay stub does for a salaried worker: verified, recurring dollars.
It matters most during mortgage underwriting. The FHA Single Family Housing Policy Handbook requires a lender to obtain a copy of your Notice of Award letter, or an equivalent document establishing the benefit amount, before counting the income toward loan qualification.1U.S. Department of Housing and Urban Development. FHA Single Family Housing Policy Handbook That figure then feeds your debt-to-income ratio, which sets how much you can borrow.
Which Award Letter Applies to You
Social Security
If you receive retirement, survivors, disability insurance (SSDI), or Supplemental Security Income (SSI), the Social Security Administration issues what it calls a benefit verification letter or proof of income letter. Lenders and landlords usually call the same document an award letter.2Social Security Administration. Get Benefit Verification Letter It shows your gross and net monthly amounts.

Private Pensions and Long-Term Disability
Corporate pension administrators and long-term disability insurers produce award-style documents showing your monthly distribution amount. ERISA requires private retirement plan sponsors to send participants periodic benefit statements detailing what they have earned and are entitled to receive.4U.S. Department of Labor. Workers’ Compensation
Documentation of workers’ compensation payments typically shows the payment amount, the type (temporary total, permanent partial, lump sum, and so on), the frequency, and the date payments began. Uncertified photocopies are acceptable for SSA purposes when benefits need to be coordinated.5Social Security Administration. Proof of Workers’ Compensation And/Or Similar Benefits
What a Standard Award Letter Contains
Formats differ by agency, but the same core details appear on almost every version:
- Your full legal name and a claim or identification number.
- The gross monthly benefit before deductions.
- The net amount deposited after subtractions like Medicare premiums or voluntary tax withholding.
- How often you’re paid and the day the funds arrive.
- The effective date of the current benefit rate, which reflects any cost-of-living adjustment.

Using an Award Letter to Qualify for a Mortgage
The Three-Year Continuance Rule
Most mortgage programs will only count benefit income if it will continue for at least three years from your application date. If your disability income has a defined expiration inside that window, the lender can’t use it. If the Notice of Award letter shows no expiration date, the lender may treat the income as ongoing and likely to continue.1U.S. Department of Housing and Urban Development. FHA Single Family Housing Policy Handbook Fannie Mae applies the same three-year test across many benefit types, including public assistance, VA benefits, and retirement distributions.8Fannie Mae. Other Sources of Income
Pair the Letter with Bank Statements
The letter proves what you’re entitled to, not that the money actually arrived. Lenders and landlords typically want recent bank statements alongside it. For FHA loans, the file must include a bank statement showing receipt of the SSA or VA income, tax returns, an SSA-1099, or another qualifying record in addition to the award letter.1U.S. Department of Housing and Urban Development. FHA Single Family Housing Policy Handbook Two or three months of statements ready at application can prevent delays.
Nontaxable Income Can Be Grossed Up
VA disability compensation is generally excluded from federal gross income; the IRS tells veterans not to include VA disability compensation or pension payments in taxable income.9Internal Revenue Service. Veterans Tax Information and Services Social Security benefits may be partially taxable depending on combined income (half your annual Social Security plus other taxable income plus nontaxable interest), with thresholds of $25,000 single or $32,000 married for any tax to apply, and higher tiers of $34,000 and $44,000 above which up to 85 percent can be taxable.10Internal Revenue Service. IRS Publication 915 – Social Security and Equivalent Railroad Retirement Benefits
Because nontaxable dollars go further than taxable ones, mortgage lenders can “gross up” that income when qualifying you. Under FHA rules, the gross-up cannot exceed the greater of 15 percent or your actual tax rate from the prior year; if you weren’t required to file, the lender may gross up by 15 percent.1U.S. Department of Housing and Urban Development. FHA Single Family Housing Policy Handbook Fannie Mae adds 25 percent of the nontaxable income to develop an adjusted figure.11Fannie Mae. General Income Information Either adjustment can noticeably raise the loan amount you qualify for.
Letting a Lender Verify Directly with SSA
Some lenders want to confirm your benefits with Social Security itself rather than rely solely on the letter you downloaded. Form SSA-3288 (Consent for Release of Information) authorizes that. You name the specific person or organization and specify what SSA may share, such as your current monthly benefit amount, award notices, or benefit applications.12Social Security Administration. Consent for Release of Information – SSA-3288 The authorization is generally good for one-time use or one year from signing, and SSA won’t process it unless every required field is completed.
Protect the Information on the Letter
Award letters carry sensitive data: partial or full Social Security numbers, claim numbers, and sometimes bank account details. Before handing a copy to anyone, consider redacting what isn’t needed for income verification. Blacking out all but the last four digits of your Social Security number, while leaving the benefit amount visible, is a reasonable middle ground. The IRS took a similar route on tax transcripts, showing only the last four digits of Social Security numbers and partially masking addresses to reduce identity fraud.13Federal Student Aid.
