Is Rent Reporting Worth It or Can It Hurt Your Score?

Rent reporting is worth it for most renters who pay on time and either have no credit history or a thin file, because adding a positive rental tradeline can produce a meaningful score bump at low or no cost. It’s less worth it if you already have years of on-time credit accounts, if your income is irregular enough that a late payment is a real risk, or if the lender you’re trying to impress uses an older scoring model that ignores rent entirely. Start with the free option before paying anything.

Who Actually Gets a Score Boost

The size of the improvement tracks how little credit data you already have. A HUD-funded study found that when on-time rental payments were added to credit files, about 45 percent of tenants saw a score increase of 20 points or more, and roughly 30 percent saw gains above 50 points.1U.S. Department of Housing and Urban Development. If you already have several credit cards, an auto loan, and years of on-time payment history, expect a smaller effect. Scoring algorithms weight new information most heavily when there is little existing data to work with. For someone who is credit invisible, meaning they have no credit file at all, rent reporting can be the difference between having no score and having a usable one.

Adding past payments matters here too. Many paid services offer a historical reporting option that adds up to 24 months of previous on-time payments, typically for a one-time fee of about $50. Backfilling gives your score a larger initial move than starting fresh with only future payments.

The Scoring Model Question That Decides Everything

Whether rent reporting pays off depends almost entirely on which credit score a future lender pulls. Not every model counts rental tradelines, and this is where people waste money on services that don’t move the number the lender actually sees.

FICO Score 8, the most widely used model, does not incorporate rental tradelines from third-party reporting services. Experian Boost is a separate case: it adds payment data directly to your Experian file in a way FICO 8 can recognize, so the free tool and a standard paid service produce different results under the same score.2Experian. Newer FICO models — FICO 9, 10, and 10T, all released since 2014 — do factor in rental tradelines when they appear on a credit report.3FICO. Before you sign up for a paid service, ask which model your target lender uses. Many credit card issuers and personal loan companies still rely on FICO 8, where a paid rent reporting service may do nothing while Experian Boost still helps.

Rent Reporting and Mortgages

Mortgage lending is the biggest blind spot. When selling loans to Fannie Mae or Freddie Mac, lenders are currently required to pull classic FICO scores: FICO 2 (Experian), FICO 4 (TransUnion), and FICO 5 (Equifax). None of these older models factor in rental payment data.5myFICO. The Federal Housing Finance Agency validated FICO 10T and VantageScore 4.0 as replacement models in 2022, both of which account for rental history.6U.S. Federal Housing Finance Agency. One workaround exists now. Fannie Mae’s Desktop Underwriter can factor in 12 months of verified rent payments from a credit report or asset verification report when evaluating mortgage eligibility. As of April 2025, more than 10,500 single-family mortgage applications had improved their underwriting recommendation through this path, and over 412,000 renters in the multifamily pilot were having payments reported.8Fannie Mae. When Rent Reporting Can Hurt You

Rent reporting runs both directions. Some services and bureau programs report late payments alongside on-time ones. TransUnion’s rent payment reporting platform, for instance, accepts and discloses both positive and negative data.9TransUnion. TruVision Resident Credit Risk A single 30-day late payment on rent can damage your score the same way a late credit card payment would, and that negative mark stays on your report for up to seven years.

Even a positive-only service doesn’t fully protect you. If your landlord sends unpaid rent to a collection agency, the debt appears on your credit report as a collection account whether or not you use a rent reporting service.10Equifax. How Does Eviction Affect Credit Scores The collection can stay on your report for seven years from the date the debt was first reported delinquent.

Before enrolling, confirm whether the service reports only positive payments or uses full-file reporting that includes negatives. If your income is unpredictable, the risk of a negative mark may outweigh the benefit.

What It Costs

Experian Boost is free. You connect the bank account or card you use to pay rent, and Experian scans up to two years of payment history for qualifying transactions, then updates your FICO Score 8 based on Experian data.2Experian. Experian Boost – Improve Your Credit Scores for Free The limitation is scope: it only affects your Experian file, so your TransUnion and Equifax reports stay unchanged.

Paid third-party services send your data to two or all three bureaus. Monthly fees run from about $2.95 to $9.95, and several providers also charge a one-time setup fee ranging from roughly $50 to $95.5myFICO. How to Add Rent Payments to Your Credit Reports Some property management companies cover rent reporting as a building amenity, so ask your landlord before paying out of pocket.

What to Check Before Signing Up

Coverage across bureaus matters. Some budget-priced services report to only one or two of Experian, TransUnion, and Equifax, which creates gaps. If a lender pulls from the bureau that didn’t get your rental data, the service produced nothing for you. For the broadest benefit, pick a service that reports to all three.

A few other things worth confirming before you enroll:

  • Which scoring model your target lender uses. If it’s FICO 8, Experian Boost is likely the better tool than a paid tradeline service.
  • Whether the service reports positives only or full-file (positives and negatives).
  • Whether historical backfill is included or costs extra.
  • Whether your landlord already participates in a free program, such as Fannie Mae’s multifamily pilot, that reports at no cost to you.11Fannie Mae. Property Owner Fact Sheet

If something shows up wrong on your credit report later, rental data is covered by the Fair Credit Reporting Act. You can dispute an inaccurate entry directly with the bureau, and it generally has 30 days to investigate, with a possible extension of up to 15 more.12Office of the Law Revision Counsel. 15 USC 1681i – Procedure in Case of Disputed Accuracy File in writing and include supporting documents such as bank statements showing the payment date.

The short version: if you pay on time, have thin credit, and can use a free or landlord-sponsored option, rent reporting is almost always worth doing. If you’re paying $10 a month for a service that reports to a bureau your lender doesn’t read, into a scoring model that ignores the data, on top of a credit file that’s already strong, you’re spending money for very little.
