- 6 calendar days if you paid by personal check, bill pay, insurance check, phone payment, or other non-guaranteed funds. This timeline also applies to loans originating in states not listed above.
What arrives in your mailbox depends on your state. In roughly half of states, Wells Fargo notifies the motor vehicle department and then mails the paper title to you directly. Mortgage Lien Releases
Paying off a mortgage triggers a different mechanism. Wells Fargo prepares a satisfaction of mortgage — sometimes called a release of deed of trust, depending on your state — and records it with your county recorder’s office. You don’t file anything separately. The bank handles the recording as a routine part of loan servicing.
Get an Accurate Payoff Statement First
Before any of this can happen, you need a payoff statement showing the exact amount required to satisfy the loan as of a specific date. Interest accrues daily, so the number changes every day the loan stays open. Escrow Refund After Payoff

HELOC Lien Releases
Home equity lines of credit trip up more borrowers than any other product. A HELOC is a revolving credit line secured by your home. Even at a zero balance, the line stays open, and so does the lien. Wells Fargo will not release it until the account is closed.
The fix is straightforward but has to be initiated by you: contact Wells Fargo and explicitly request that the HELOC account be closed. Once it’s closed, the release process is the same as any other mortgage satisfaction. The Deadlines the Law Gives You
You aren’t relying on Wells Fargo’s goodwill. Both federal and state law impose deadlines on lenders after a loan is paid off.
Auto Loans and Other Personal Property
For personal property, the Uniform Commercial Code governs. Under UCC Section 9-513, a secured party must file a termination statement within one month after the secured obligation is fully satisfied. Mortgages and HELOCs
Real property releases are governed by state law rather than the UCC. Every state has a statute requiring lenders to record a satisfaction of mortgage within a set period after payoff. Deadlines typically run 30 to 90 days. Penalties for missing them vary but can include statutory damages, actual damages, and attorney’s fees. In some states statutory penalties start at $2,500 or more plus actual damages and fees. That gives you real leverage if the bank drags.
Credit Reporting
Wells Fargo also has to update what it reports to the credit bureaus. Confirming the Release Actually Got Recorded
The bank handling the paperwork and the paperwork being correct and on time are two different things. Verify independently.
For a mortgage or HELOC, check your county recorder’s or register of deeds’ website. Many offer online search tools. Look for a “satisfaction of mortgage” or “release of deed of trust” recorded after your payoff date. If nothing appears within 60 to 90 days, contact Wells Fargo mortgage servicing and reference your state’s statutory deadline. Citing the penalty provisions tends to speed things up. If the recorded document has errors — wrong legal description, misspelled name, missing parcel number — get them corrected right away, because they can cloud title during a future sale or refinance.

If Wells Fargo Is Late
Delays are common, and the bank’s size means requests can get lost. Incomplete documentation, clerical errors, and processing backlogs are the usual culprits. Escalate in this order:
- Call Wells Fargo. For mortgages, 1-866-234-8271. For auto loans, use the number on your payoff letter. Document the date, time, and name of every representative.
- Send a written demand by certified mail with return receipt to Wells Fargo Home Mortgage, P.O. Box 10335, Des Moines, IA 50306-0335, citing your state’s statutory deadline.
- File a complaint with the Consumer Financial Protection Bureau at consumerfinance.gov. That creates a formal record and requires a response from the servicer.
- Consult an attorney if Wells Fargo has missed your state’s statutory deadline for recording a mortgage satisfaction. You may be entitled to statutory damages, and an attorney can send a demand letter or file suit to compel compliance.
Disputes over whether the debt was actually paid are a separate problem, usually caused by payments crossing in transit, a miscalculated payoff amount, or fees added after the statement was issued. When the Borrower Has Died

- Sole-owned accounts with no named beneficiary need the death certificate plus probate documentation, typically a court-issued letter appointing an executor or administrator. In states that allow it, a small estate affidavit may substitute for full probate.
- Accounts held in a trust need the death certificate plus a certification of trustee naming a successor trustee. Wells Fargo may also request the section of the trust agreement identifying that successor.
