An FHA case number transfer moves your in-progress FHA loan from one lender to another while keeping the same 10-digit case number, the same appraisal, and the mortgage insurance premium rate that was in effect when the number was first assigned. Your current lender has to release the case through FHA Connection within five business days of your written request, and they cannot charge you for doing it.
Why Borrowers Transfer Instead of Starting Over
The usual trigger is a closing date the current lender can’t hit. Switching lenders while keeping the existing case number saves weeks compared with a fresh application. Other common reasons: a better rate or fee quote somewhere else, a denial from the original lender, or a loan officer who moved to a new company and wants to take the file along.
There’s a money reason too. Your FHA case number locks in the mortgage insurance premium rates that were in effect the day HUD assigned it. If FHA raises premiums between assignment and closing, holding onto the original case number means you pay the older rates. Give up the number and take a new one, and you’re subject to whatever rates apply on the day of reassignment. On a mid-sized loan, even a small annual premium increase adds up to real money over 30 years.
Rules the Transfer Has to Meet

The case number has to still be active. HUD automatically cancels any FHA case number with no recorded activity for six months. The receiving lender has to qualify too. They need to be an FHA-approved lender authorized for the specific type of FHA loan you’re getting, and they must be approved to originate loans in the area where the property sits.4Department of Housing and Urban Development (HUD). How to Actually Move the Case
You start it, the lenders finish it. First, confirm your new lender is FHA-approved and willing to accept the file, and get their 10-digit FHA lender ID number. Then send a written request to your current lender asking them to release the case. This letter, called a Letter of Assignment, must be kept in the loan file and should include the new lender’s FHA ID.4Department of Housing and Urban Development (HUD). Once the current lender has your request, they log into FHA Connection and open the Case/Appraisal Transfer page. They enter your case number, the new lender’s FHA ID, the effective transfer date, and a field indicating whether the appraisal transfers with the case.5Department of Housing and Urban Development (HUD). What Carries Over and What Doesn’t
The case number transfers. The appraisal transfers. Your underwriting file may or may not. HUD’s rule is that the original lender “may provide processing documents but is not required to do so.”6U.S. Department of Housing and Urban Development (HUD). The new lender is required to obtain a credit report for each borrower and to enter your information into FHA Connection and run it through the TOTAL Mortgage Scorecard for their own underwriting decision.6U.S. Department of Housing and Urban Development (HUD). The Appraisal and Its Deadline
The appraisal is attached to the case number, not to the lender. When the case transfers, the appraisal transfers with it, and FHA rules bar ordering a second appraisal simply to try for a higher property value.1U.S. Department of Housing and Urban Development (HUD). Appraisals don’t last forever, though. An FHA appraisal is valid for 180 days from the effective date of the report. Before that runs out, the lender can request an appraisal update that extends the usable period to one year from the original effective date.7U.S. Department of Housing and Urban Development (HUD). Moving a case whose appraisal is about to expire won’t help much.
If Your Case Number Has Already Expired
If HUD has already auto-canceled your case for inactivity, you can’t transfer it until it’s reinstated. Reinstatement runs through the Case Cancel/Reinstate function in FHA Connection: the lender enters the case number, selects “Reinstate Case,” and submits, and the system confirms if it worked.8Department of Housing and Urban Development (HUD). Reinstating doesn’t automatically fix everything else. The appraisal may already have expired during the dead period, and your credit report and income documents will likely be too old to use, so expect full re-documentation.
If the Lender Stalls or Refuses
Most transfers happen without a fight. When they don’t, and your original lender ignores the five-business-day window, contact the FHA Resource Center at answers@hud.gov or 1-800-225-5342. Put everything in writing. Send the transfer request by email so it’s timestamped. If the lender gives you a verbal excuse, follow up with an email that summarizes what they said. The paper trail matters if HUD ends up involved, and it tends to move things along once the lender sees you’re keeping one.
