Does an Apartment Lease Affect Your Credit Score?

Yes, an apartment lease can affect your credit score, and it does so at three moments: when you apply and a landlord pulls your credit, while you pay rent each month (if those payments are reported), and if you fall behind or leave early and the balance goes to collections. The application pull is a minor, temporary dent. Unpaid rent that reaches a collection agency is the serious one and can stay on your credit report for seven years.

The Credit Check When You Apply

Most landlords and property managers run a credit check before approving you. That check is usually a hard inquiry, which can lower your FICO score, though for most people a single hard inquiry costs fewer than five points.1myFICO. Do Credit Inquiries Lower Your FICO Score Hard inquiries stay visible on your report for two years, but the scoring impact fades after about twelve months.

Applying to several apartments in a short stretch is where this gets more expensive. Mortgage and auto loan applications inside a short window are bundled and treated as one inquiry for scoring purposes. Rental applications get no such protection. Five separate applications can mean five separate hard pulls. Narrow your list before you submit anything formal.

Some online rental platforms screen with soft inquiries instead, which do not affect your score. RentSpree, for example, runs its tenant screening through TransUnion as a soft pull. Asking a landlord whether they run a soft or hard pull before you apply is a fair question.

Does Paying Rent on Time Help Your Credit?

Not automatically. No federal law requires landlords to report rent payments to the credit bureaus, and most do not.2Federal Trade Commission. Using Consumer Reports: What Landlords Need to Know A spotless payment record usually goes unrecorded unless you make it show up.

Paid rent-reporting services like RentTrack and PayYourRent verify your payments and send them to the credit bureaus, typically for $5 to $15 per month, and your landlord may need to cooperate with the verification. Experian Boost is a free alternative that lets you connect your bank account and add rent payments to your Experian file at no cost.3Experian. Experian Boost – Improve Your Credit Scores for Free Boost only picks up online rent paid to participating property managers or rent-payment platforms; cash, check, and peer-to-peer app payments do not qualify.

Whether reported rent actually moves your score depends on which model a lender uses. FICO Score 9 considers rent payments.4Experian. Reporting rent is most useful if you have a thin file or are rebuilding, but the payoff depends on what a future lender pulls.

Unpaid Rent and Collections

This is where a lease can really damage your credit. When you fall behind, the landlord typically tries to collect directly for a few weeks before handing the unpaid balance to a third-party collection agency. Once the agency has the debt, it reports the account to the credit bureaus. That collection entry can pull a score down by 100 points or more, depending on where you started and what the rest of your file looks like.

Under the Fair Credit Reporting Act, a collection account can remain on your report for up to seven years. The clock starts 180 days after the date you first became delinquent on the payment that led to the collection.7Office of the Law Revision Counsel. 15 USC 1681c – Requirements Relating to Information Contained in Consumer Reports Neither the original collector nor any later buyer of the debt can restart that seven-year clock by re-dating the account.

There is a separate, shorter clock for lawsuits. In most states, a landlord or collection agency has three to six years to sue you for unpaid rent, though the exact window varies by state and by the type of agreement.8Consumer Financial Protection Bureau. Can Debt Collectors Collect a Debt That’s Several Years Old Even after the lawsuit window closes, the collection can still sit on your credit report until the seven-year reporting period ends.

Breaking a Lease Early

Walking away from a lease can create a lump-sum debt. Six months left on a $2,000 monthly lease could mean up to $12,000 claimed by the landlord, plus cleaning fees, repair costs, and any early termination penalties in the agreement. Some leases contain an acceleration clause that lets the landlord demand the full remaining balance immediately, though those clauses are far more common in commercial leases than residential ones and are not enforceable in every state.

In most states, landlords have a legal duty to mitigate damages: they must make reasonable efforts to re-rent the unit rather than bill you for every remaining month. Over two dozen states impose this duty by statute, and several others recognize it through case law. If the landlord finds a new tenant two months after you leave, you would typically owe two months of unpaid rent plus legitimate fees, not the full remainder. Ask for documentation that the landlord tried to re-rent before you accept a large damage claim.

Any unpaid balance from a broken lease travels the same road as other rental debt. If it goes unpaid, it goes to collections, and it can sit on your credit report for up to seven years.7Office of the Law Revision Counsel. 15 USC 1681c – Requirements Relating to Information Contained in Consumer Reports

Evictions Do Not Show Up on Your Credit Report

The eviction itself does not appear on a standard Equifax, Experian, or TransUnion credit report. Eviction records live on specialized tenant screening reports that landlords pull separately during the application process. Under the FCRA, tenant screening companies generally cannot include negative information older than seven years, including eviction-related court records.9Federal Trade Commission. Tenant Background Checks and Your Rights

The money you owe from the eviction is a different story. Unpaid rent, damages, or court-ordered judgments sent to a collection agency will land on your regular credit report and hit your score like any other collection.

If Someone Co-Signed With You

A co-signer shares full responsibility for the debt from day one. If the landlord reports the lease, the account shows on the co-signer’s credit file, and late payments or defaults hit their report as well.10Equifax. Co-Signer vs Guarantor: What’s the Difference A missed payment can damage the co-signer’s credit even if they never knew rent was late; lenders are generally not required to notify them first.

A guarantor is different. A guarantor only steps in if the primary tenant fully defaults, and simply being named as a guarantor does not usually appear on credit reports or affect scores unless the tenant defaults and the guarantor is called on to pay.10Equifax. Co-Signer vs Guarantor: What’s the Difference If someone asks you to help them qualify for an apartment, the distinction is worth pinning down before you sign.

Protections for Active-Duty Servicemembers

Active-duty servicemembers who receive permanent change-of-station orders or deployment orders of 90 days or more can terminate a residential lease without penalty under the Servicemembers Civil Relief Act.11Office of the Law Revision Counsel. 50 USC 3955 – Termination of Residential or Motor Vehicle Leases The same protection extends to servicemembers who enter military service after signing a lease and to dependents of a servicemember who dies during service.

Creditors and landlords are prohibited from reporting negative credit information solely because a servicemember exercised SCRA rights.12Consumer Financial Protection Bureau. I’m in the Military – Can Exercising My Rights Under the SCRA Hurt My Credit Score If you qualified for an SCRA termination and a landlord routed the remaining balance to collections anyway, you have grounds to dispute the entry.

Fixing Errors and Cleaning Up Rental Collections

If a rental collection is on your report and you think the amount is wrong, the debt is not yours, or the landlord never credited payments you made, dispute it. Under the FCRA, both the credit bureau and the company that furnished the information have to correct inaccurate data.13Consumer Financial Protection Bureau. What Laws Limit What Debt Collectors Can Say or Do After you file, the bureau generally has 30 days to investigate and must notify you of the results within five business days of finishing.14Consumer Financial Protection Bureau. How Long Does It Take to Repair an Error on a Credit Report Submitting more documents during the investigation can extend that window to 45 days.

When the debt is accurate, paying in full is the cleanest fix. Under newer scoring models like FICO 9 and VantageScore 3.0 and above, a paid collection carries less weight or is ignored entirely.4Experian. What Is FICO Score 9 Settling for less works too, but the account will be marked “settled” rather than “paid in full,” and that notation stays on your report for up to seven years from the original delinquency date. Before paying anything, ask the collector for a debt validation letter confirming the amount and that the debt is actually yours; under the Fair Debt Collection Practices Act, they must provide that verification before you are obligated to pay.
