You do not need a W2 to buy a house, but you do need documented proof that you can afford the mortgage. Federal law requires lenders to make a good-faith determination that you can repay the loan before approving it, and that determination rests on verified financial records.1Consumer Financial Protection Bureau. If you’re self-employed, retired, living on investments, or piecing income together from several sources, other documents fill the same role.
What Lenders Actually Need to See
The underlying requirement is stable, verifiable income that is likely to continue. A W2 satisfies that requirement quickly because it comes from an employer and matches what the IRS already has on file. When you don’t have one, your lender needs a substitute that answers the same three questions: how much you earn, whether it’s consistent, and whether it will keep coming in.
Nearly every documentation path involves the IRS at some point. Fannie Mae requires borrowers whose income is used to qualify for the loan to sign IRS Form 4506-C at or before closing, which lets the lender pull your official tax transcripts directly from the IRS and compare them against what you submitted.2Fannie Mae. If You Are Self-Employed or a 1099 Worker
Freelancers, independent contractors, small business owners, and gig workers qualify using federal tax returns from the past two years rather than W2s. The key document is IRS Form 1040 with the schedules that reflect your business earnings: Schedule C for a sole proprietorship, or Schedule E for income through a partnership or S-corporation.
Lenders look at net profit rather than gross revenue, because net profit is what you actually keep after expenses. That figure isn’t the final word, though. If your application is dated more than 120 days after the end of your business’s tax year, the lender may also ask for a year-to-date profit and loss statement to confirm your income has held steady since the last filing.5Fannie Mae. Gig workers follow the same route. Starting in 2026, payment platforms must issue Form 1099-K when your earnings exceed $600 in a calendar year, down from the $2,500 threshold in 2025.6Internal Revenue Service. If Your Income Comes From Retirement, Investments, or Support Payments
Fixed and passive income can qualify you for a mortgage, but each source needs its own paperwork.
Social Security and Pensions
For Social Security, provide the benefit verification letter from the Social Security Administration confirming your monthly payment amount.7Social Security Administration. Rental Income
Rental income from a property you already own counts, but not at face value. When using current leases or market rent data, Fannie Mae multiplies gross monthly rent by 75%, treating the other 25% as an allowance for vacancy and maintenance.9Fannie Mae. Alimony and Child Support
Court-ordered payments can be used as qualifying income if you provide the divorce decree or separation agreement setting the terms. The lender needs to see six months of full, regular, on-time receipts, and the payments must be expected to continue for at least three years after the date of your application, not the closing date.10Fannie Mae. One boundary worth flagging: Fannie Mae does not allow virtual currency income to be used for qualification, and crypto assets cannot serve as reserves either.10Fannie Mae. If You Cannot Provide Tax Returns Either
Some borrowers don’t have tax returns that reflect their true earning power, either because deductions have shrunk their reported income or because their finances don’t produce standard paperwork at all. Non-Qualified Mortgage programs, known as Non-QM loans, verify ability to repay through other documents. They aren’t backed by Fannie Mae or Freddie Mac.
Bank Statement Loans
Bank statement programs calculate income from 12 to 24 months of personal or business bank deposits. Rather than using tax return net profit, which may be reduced by business deductions, the lender averages your monthly deposits. This is designed for business owners whose tax-optimized returns understate their actual cash flow.
Asset Depletion Loans
If you hold substantial savings or investments but don’t draw a regular paycheck, an asset depletion loan converts your liquid assets into a monthly income figure. The lender divides your total eligible assets by a set number of months, commonly 240, to produce a qualifying monthly income.11Freddie Mac. Retirement accounts with early withdrawal penalties and holdings in virtual currency don’t qualify.
What They Cost
Non-QM loans carry higher interest rates than conventional mortgages and typically require larger down payments, often 10% to 25%, depending on your profile and the lender. They still comply with the federal ability-to-repay rule through their documentation methods.12Consumer Financial Protection Bureau. Debt-to-Income Still Applies
Proving your income is only half the equation. Lenders also measure your debt-to-income ratio, comparing your total monthly debt payments, including the proposed mortgage, against your gross monthly income. Fannie Mae conventional loans processed through automated underwriting allow up to 50%, while manually underwritten loans cap at 36% and may reach 45% with strong credit and reserves.13Fannie Mae. Paying down credit cards or a car loan before you apply can move a borderline ratio under the threshold.
Do Not Fudge the Numbers
Inflating income, fabricating documents, or omitting debts on a mortgage application is federal fraud. Making a false statement on a loan application to a federally related mortgage lender carries a maximum penalty of $1,000,000 in fines, up to 30 years in prison, or both.15Office of the Law Revision Counsel. 18 USC 1014 – Loan and Credit Applications Generally Even without criminal prosecution, the lender can call the loan due immediately, and the fraud stays with your credit history.
The verification systems lenders use, including IRS tax transcripts pulled through Form 4506-C, are built to catch inconsistencies.2Fannie Mae. The better move is to provide accurate documentation and ask your lender which program fits the way you actually earn.
