In almost every case, DSCR loans do not show up on your personal credit report. Lenders treat these as business-purpose loans, usually made to an LLC, and they report payment activity (if at all) to commercial bureaus rather than to Equifax, Experian, or TransUnion. The two moments your personal file is touched are the hard inquiry when you apply and, later, a default if you signed a personal guarantee.
Why DSCR Loans Stay Off Your Consumer Credit File
A DSCR loan is underwritten on the property’s rental income, not your paycheck. The lender divides the property’s monthly gross rent by the full mortgage payment, including principal, interest, taxes, insurance, and any association dues, to calculate the debt service coverage ratio. Lenders generally prefer a ratio of 1.25 or higher, though some accept ratios as low as 1.0.

The Fair Credit Reporting Act reinforces the separation. It defines a “consumer report” as information bearing on an individual’s creditworthiness used for personal, family, or household credit decisions.3FDIC. VIII-6 Fair Credit Reporting Act A loan issued to an LLC to buy an investment property falls outside that definition. And reporting to consumer bureaus is voluntary in the first place. Furnishers that supply data take on legal obligations under the FCRA’s Furnisher Rule, but no law forces them to report.4Federal Trade Commission. One caveat: a small number of DSCR lenders do report to consumer bureaus as internal policy. If keeping the loan off your personal credit report matters to you, ask before closing.
The Hard Inquiry When You Apply
Even though the loan itself won’t appear as a monthly trade line, the lender will pull your credit when you apply. That hard inquiry stays visible on your report for up to two years and cannot be removed early.5Experian. How Long Do Hard Inquiries Stay on Your Credit Report?
The score impact is modest. A single hard inquiry lowers your FICO score by fewer than five points on average, while VantageScore models show a drop of roughly five to ten points.5Experian. Hard vs Soft Inquiries: Different Credit Checks Most DSCR lenders want a minimum credit score somewhere in the 620 to 680 range, with higher scores unlocking better rates and loan-to-value ratios.
Once the loan closes and you keep it current, that inquiry is the only trace of the transaction on your personal credit report.
What Changes If You Default
Most DSCR loans are recourse loans, which means you signed a personal guarantee agreeing to cover the debt from your own assets if the LLC cannot pay. During normal repayment, the guarantee sits dormant. It becomes active the moment the loan goes into default, and that is when the loan can cross onto your personal credit file.
Lenders generally report a missed payment once it reaches 30 days past due.7TransUnion. Expect a score drop of 100 points or more, with higher starting scores losing the most. Someone with a 780 score before foreclosure may lose 140 to 160 points, and someone starting at 680 may lose 85 to 105 points.8Equifax. Non-recourse DSCR loans do exist, and they limit the lender’s recovery to the property itself. Even those loans usually contain carve-outs that convert the loan back to full recourse if you file bankruptcy to dodge the debt, misrepresent financial information on your application, let insurance lapse, or stop paying property taxes. Trigger a carve-out and the lender can pursue your personal assets as though you had signed a full guarantee, and any resulting collection activity can land on your personal report.
Deficiency Judgments
If the lender forecloses and the property sells for less than the loan balance, the lender may sue you for the shortfall. Federal law would allow consumer reports to include civil judgments for up to seven years, but all three major bureaus voluntarily stopped including civil judgments on consumer reports in 2017.10Experian. How Future Mortgage Lenders May Still See the Loan
Off your credit report does not always mean invisible. When you apply for a conventional mortgage on a primary residence, underwriters review your tax returns, bank statements, and asset documentation. If you report rental income and mortgage interest on Schedule E of your personal return, those entries show that investment property debt exists somewhere.
The paperwork trail depends on how the LLC is taxed. Lenders must issue Form 1098 for mortgage interest paid by individuals, but loans made to LLCs, partnerships, or corporations are exempt from that requirement.12Internal Revenue Service. Instructions for Form 1098 If the LLC files its own return and rental activity stays off your personal return, the separation is cleaner. If rental income flows through to your personal return, as it does with a single-member LLC taxed as a disregarded entity, expect underwriters to ask about the debt behind that income. Documentation showing the property’s DSCR and payment history helps demonstrate the loan is self-sustaining.
Confirm Reporting Practices Before You Close
Because reporting is voluntary and varies by lender, the safest step is to ask your DSCR lender three questions before signing:
- Do you report this loan to consumer credit bureaus during normal repayment?
- Do you report to commercial bureaus such as Dun & Bradstreet or Experian Business?
- Under what circumstances will payment activity be furnished to Equifax, Experian, or TransUnion?
The answers determine whether your DSCR loan stays a purely business matter on paper or leaves a footprint on your personal file. For most investors with most lenders, the loan will remain off the personal credit report unless something goes wrong. The hard inquiry at application is the routine cost, and default is the line where invisibility ends.
